Development Variance PermitDevelopment Applications

Depending on the location of your property and type of development proposed, a Development Planning Application may be required.

Form & Character - Ensures development plans work within the established look and feel of the area
Environment - Protects natural assests
Variance - Provides some flexibility within current zoning to consider different design solutions, such as maximum height, minumum distance etc.
Rezoning - Ammends current zoning
Subdivision - For dividing land into smaller parcels, adjusting an existing property line or consolidating two or more properties into one parcel of land
Official Community Plan Amendment - Changes future land use designation.
Agricultural - Requests to add, remove or subdivide land within the Agricultural Land Reserve or to accommodate a non-farm use on agricultural lands
Heritage - When altering, protecting or adaptively re-using Heritage buildings

The Process


The time required to process a Development Permit application depends upon the complexity of the application. Relatively simple applications can be processed without City Council’s involvement within one week, provided there is no residential development abutting or adjacent to the subject property. More complex Development Permit applications may require review by the Advisory Planning Commission and approval by City Council – these applications may take 12 to 16 weeks to process.

Completion

Once a Development Application has been approved, the applicant has 180 days to complete any conditions of approval such as subdivision, registration of documents or bonding for landscaping. In the event the conditions for approval cannot be completed within 180 days, the applicant may request an extension.
